RENT AGREEMENT

This Rent Agreement is executed at [place] on [date].

BETWEEN

[landlordName], residing at [landlordAddress], hereinafter referred to as the "LANDLORD" (which expression shall include heirs, executors, administrators and assigns) of the ONE PART;

AND

[tenantName], residing at [tenantAddress], hereinafter referred to as the "TENANT" (which expression shall include heirs, executors, administrators and permitted assigns) of the OTHER PART.

WHEREAS the Landlord is the absolute owner of the premises situated at [premises] (the "Premises") and has agreed to let out the same to the Tenant on the terms set out below.

NOW THIS AGREEMENT WITNESSETH AS UNDER:

1. TERM: The tenancy shall commence from [startDate] for a period of [term] months, unless renewed by mutual written consent.

2. RENT: The Tenant shall pay a monthly rent of INR [rent] (Rupees) on or before the 5th day of every English calendar month.

3. SECURITY DEPOSIT: The Tenant has paid a refundable interest-free security deposit of INR [deposit] to the Landlord, refundable on peaceful handover of vacant possession, after deducting outstanding dues, if any.

4. UTILITIES: The Tenant shall pay all utility charges including electricity, water, gas, internet and society maintenance during the term.

5. USE: The Premises shall be used solely for residential purposes and shall not be used for any unlawful or commercial activity.

6. ALTERATIONS: The Tenant shall not make any structural alterations without prior written consent of the Landlord.

7. SUB-LETTING: The Tenant shall not assign, sub-let or part with possession of the Premises or any part thereof.

8. TERMINATION: Either party may terminate this Agreement by giving one (1) month's prior written notice. The Landlord may terminate forthwith on default of rent for two consecutive months or breach of any term hereof.

9. INSPECTION: The Landlord or his authorised representative shall be entitled to inspect the Premises with prior intimation at reasonable hours.

10. JURISDICTION: This Agreement shall be governed by the laws of India and the courts at [place] shall have exclusive jurisdiction.
